This Agreement establishes the terms under which CribX will provide its platform and related services to the Landlord to facilitate property management, student engagement, accommodation discovery, and other services offered through the CribX platform.
This Agreement applies whether the Property is onboarded by the Landlord independently or with assistance from CribX.
Subject to this Agreement, CribX will provide the Landlord with access to applicable CribX platform services, which may include:
CribX will use reasonable efforts to maintain the availability and functionality of its platform but does not guarantee a specific number of students, bookings, leases, or revenue.
The Landlord agrees to pay CribX a service fee of GHS 50.00 per registered user.
For purposes of this Agreement, a “registered user” means a student/user who is registered, activated, or otherwise onboarded to the Landlord’s Property through the CribX platform, as applicable to the selected CribX service model.
The applicable fee shall be calculated based on the number of registered users associated with the Property and shall be payable according to the billing schedule communicated by CribX.
Any applicable taxes, payment-processing charges, or other government-imposed charges shall be handled in accordance with applicable law.

CribX reserves the right to verify the identity of the Landlord and the authenticity and accuracy of Property information and documentation provided.
CribX may request additional documentation or information where reasonably necessary to complete verification.
CribX may suspend or remove a Property from the platform if it determines that information provided is materially inaccurate, fraudulent, misleading, or otherwise inconsistent with CribX requirements.
CribX reserves the right to review and adjust its service fees from time to time based on changes in operating costs, platform features, services provided, market conditions, business requirements, or other relevant factors.
CribX will provide reasonable notice of any material change to the applicable fees before the revised fees take effect.
Continued use of the CribX services after the effective date of revised fees will constitute acceptance of the revised fees, subject to applicable law.
Either Party may terminate this Agreement by providing 5 days’ written notice to the other Party.
CribX may suspend or terminate the Landlord’s access to the platform where the Landlord:
Termination does not relieve either Party of obligations that accrued before termination.
The Parties are independent contracting parties. Nothing in this Agreement creates a partnership, joint venture, employment relationship, or agency relationship between CribX and the Landlord unless expressly agreed in writing.
Each Party agrees to protect confidential information received from the other Party and to comply with applicable data-protection and privacy laws.
The Landlord shall take reasonable steps to protect any student information received through the CribX platform and shall not sell, misuse, or unlawfully disclose such information.
This Agreement shall be governed by and interpreted in accordance with the laws of the Republic of Ghana.
